Emergency Maintenance Notice

Before calling the after hours emergency line, please determine whether your situation is a true maintenance emergency.

Emergencies – Contact Management Immediately

An emergency is a condition that poses an immediate threat to life, health, safety, or significant property damage, including:

• Active water leak or flooding that cannot be stopped
• No heat during cold weather conditions
• Electrical issue causing sparks, smoke, burning smell, or loss of power affecting safety
• Sewage backup inside the home
• Fire, severe storm, or structural damage creating an unsafe condition
• No water service affecting the entire home

Not Considered Maintenance Emergencies

The following issues should be submitted as a standard service request during normal business hours:

• Dripping faucets
• Running toilets
• Appliance issues that do not create a safety hazard
• Minor plumbing clogs
• Cosmetic repairs
• Pest control concerns
• Loose fixtures, blinds, screens, or cabinets
• Air conditioning issues that do not pose a health or safety risk
• General maintenance items

Call 911 First

If there is a fire, medical emergency, crime in progress, or any situation that threatens life or personal safety, call 911 immediately before contacting management.

Submitting a non-emergency issue as an emergency request may result in additional service charges.
